At the time of writing, realestate.com.au showed approximately 375 properties available for sale across the Capricorn Coast. Although that is more choice than buyers had a few months ago, overall stock levels remain relatively low compared with the number of properties available several years ago.

Dig a little deeper, however, and the scarcity of land becomes even more apparent.

Of those 375 properties, only 88 were vacant blocks of land. Narrow the search to blocks under 1,000 square metres, and the number falls to just 34 allotments across the entire Capricorn Coast.

And, as every buyer quickly discovers, not all blocks are created equal.
