The other day, Troy and I were talking about the rental market on the Capricorn Coast.
Like most conversations in our house, it quickly turned into property.
I asked him a simple question.
"What's the biggest change you've noticed lately?"
His answer surprised me.

Homes priced under approximately $650 per week continue to attract strong enquiry and are generally leasing quickly. Meanwhile, higher-priced homes, particularly those above $800 per week, can take longer to secure the right tenant. Rents have generally remained stable, although we're seeing affordability play a bigger role in tenant decision-making.
That's why choosing a property manager shouldn't be based on who promises the highest rent.
