One number in isolation rarely tells the whole story.
A property with 2,000 views after ten days is performing very differently from one with 2,000 views after six months.
That is why we increasingly look at views per day, conversion and comparative performance — not simply impressive-looking totals.
Why do competing properties matter so much?
Traditionally, property pricing conversations tend to focus heavily on what has recently sold.
That remains extremely important.
But when market conditions change and buyers have more choice, we also need to pay close attention to what is for sale right now.
Because that is what your buyer is doing.
A buyer may have five, ten or twenty properties sitting in their saved list.
They are comparing:
- Price
- Presentation
- Location
- Lifestyle
- Land size
- Condition
- Views
- Features
- Building or renovation costs
- How long each property has been available
Our goal is to understand that competition and position your property to become the obvious choice.
That does not necessarily mean being the cheapest property.
It means making sure buyers can clearly see the value.
Why has this become even more important in the current Capricorn Coast market?
The Capricorn Coast market continues to have many positive fundamentals, but buyers presently have more properties to choose from than they did during the extremely tight-market periods.
That changes buyer behaviour.
When there are very few listings, buyers often need to move quickly.
When choice increases, they can compare more carefully.
We are also seeing different segments behave differently.
Quality established homes may attract strong attention quickly, while higher-priced homes can naturally have a smaller buyer pool.
Vacant land is another good example. There may be relatively limited land available, yet construction costs and the practicalities of building mean there are also fewer buyers ready to build immediately.
So saying:
“There isn't much competition”
does not necessarily mean:
“This should sell tomorrow.”
We need to understand both supply and demand.
What if a property gets plenty of views but no offers?
This is one of the most useful signals we can receive.
If buyers are not seeing the listing, we may have a marketing problem.
If they are seeing it but not clicking, we may have a presentation, headline or positioning problem.
If they are clicking and saving but not enquiring, there may be uncertainty around value, features or suitability.
If they inspect but do not offer, buyer feedback becomes particularly valuable.
None of this automatically means the answer is to reduce the price.
Sometimes the answer may be:
- Better storytelling
- Stronger photography or video
- Clarifying a misunderstood feature
- Showing buyers what could be created
- Reframing the lifestyle
- Promoting to a different audience
- Giving the campaign fresh momentum
But sometimes the evidence does show that pricing needs to be reconsidered.
Our responsibility is to explain what the market is telling us — clearly and respectfully.
Does changing the advertised price always mean accepting less?
No.
This is something sellers often misunderstand.
A strategic adjustment to the advertised price can actually create new marketing opportunities.
Depending on the portal and campaign, it may:
- Notify buyers who have previously saved the property
- Bring the listing into additional search brackets
- Give us a reason to reconnect with previous enquiry
- Create a fresh database campaign
- Renew social media attention
- Improve the property's value comparison against its competition
Changing the advertised price does not mean a seller must accept an offer they are unhappy with.
Your home remains your valuable asset, your hard-earned money and your decision.
Our job is to give you the evidence and professional advice you need to make that decision confidently.
