The 3 Ps of a strong property sale
Before an offer ever arrives, there are three things we want working together:
Presentation. Promotion. Price.
We call them the 3 Ps.
When they are aligned, they can create something incredibly valuable for a seller: buyer momentum and competition.
1. Presentation: make buyers want it
Property buying is both a financial and emotional decision.
The way a home presents — from preparation and styling through to photography, floorplans, video and the inspection experience — influences how buyers perceive its value.
Our objective is not simply to show buyers the property.
We want the right buyers to imagine themselves owning it.
2. Promotion: make sure the right buyers see it
Beautiful presentation achieves very little if buyers don't know the property exists.
A strong marketing campaign is designed to put the home in front of as many relevant buyers as possible and give them a reason to engage.
That includes major property portals, our buyer database, social media, direct buyer matching, email marketing and proactive follow-up.
More importantly, marketing shouldn't simply generate views.
It needs to generate action.

3. Price: position the property to create competition
This is often the most misunderstood part of the strategy.
The highest advertised price does not automatically produce the highest sale price.
We look carefully at comparable sales, current competing properties, buyer behaviour and demand to recommend a pricing strategy designed to encourage genuine buyers into the conversation.
The goal isn't to give your property away.
Quite the opposite.

And then comes negotiation
Once buyers are emotionally invested and genuine competition exists, negotiation becomes incredibly important.
