I started reading Domain's latest Profit & Loss Report recently, and one statistic immediately caught my attention.
Across Australia, 97.4% of houses resold in the first half of 2026 made a profit.
It made me think about the conversations we're having every day here on the Capricorn Coast.
Because if you bought a home in Yeppoon, Emu Park or surrounding areas five, ten or fifteen years ago, there's a good chance your property is worth considerably more today than you realise.
And that equity could create opportunities you haven't considered yet.
What's Happening on the Capricorn Coast?
The short answer is that our market remains strong — but it's changing.
Yeppoon's median house price is currently around $800,000, while the median unit price has climbed to around $604,500 after particularly strong recent growth.
But here's something that's easy to miss when looking only at the headlines.
The number of properties currently available for sale across the Capricorn Coast is still significantly lower than it was around two years ago and we considered the market hot then.
Yes, buyers have a little more choice than they did at the absolute tightest point of the market.
But we are certainly not looking at an oversupplied market.
Quality properties, presented and positioned well, are still attracting genuine buyers.
The Bigger Story Is Equity
The latest 12-month growth figures are interesting.
But for many Capricorn Coast homeowners, they're not the real story.
The real story is what's happened over five, ten or fifteen years.
We've met plenty of owners who still mentally anchor the value of their home somewhere near what they paid for it.
Then we show them the recent comparable sales.
Sometimes they're genuinely shocked.
That accumulated equity can create choices.
For some people, it might mean downsizing and freeing up capital for retirement.
For others, it could mean upsizing, investing, reducing debt, helping their children into property or finally making a lifestyle move they've been thinking about for years.
Sometimes the biggest thing holding people back isn't affordability. It's simply not knowing what's possible.
Units Are One of the Interesting Stories Right Now
Capricorn Coast units are particularly worth watching.
Current data puts the median unit price in Yeppoon at around $604,500, up approximately 26% over the past 12 months.
That makes sense when we think about what buyers are telling us.
As house prices have increased, units offer a more affordable entry point for some buyers. They're also attracting investors, downsizers and lifestyle buyers wanting low-maintenance living close to the beach and town.
It's another reminder that there isn't one single "Capricorn Coast market".
Different property types and price points can behave very differently at exactly the same time.
More Equity Doesn't Guarantee a Great Sale Price
This is the important part.
A strong market doesn't automatically guarantee an outstanding result.
Today's buyers are informed. They're comparing properties, asking questions and paying attention to value.
So how you sell matters.
Presentation matters.
Marketing matters.
The story we tell about your property matters.
Reaching the right buyers matters.
Proactively following those buyers up matters.
And negotiation matters enormously.
There's a difference between what a property may be worth on paper and what a great sales campaign can ultimately achieve.
Our job isn't simply to put a property online and wait.
It's to create the strongest possible conditions for competition and then negotiate carefully to maximise the result.
So, Is Now a Good Time to Sell?
For some homeowners, absolutely.
But I don't think the most useful question is:
"Will property prices be higher next year?"
None of us can know that with certainty.
A better question is:
"What could the equity I've built allow me to do next?"
If you're downsizing, the numbers may look very different today than they did a few years ago.
If you're upsizing, understanding both your sale price and your next purchase matters.
If you're an investor, it might be time to review your capital growth, rental return and longer-term strategy.
And if you're perfectly happy where you are?
That's wonderful too.
Knowing what your property is worth doesn't mean you have to sell.
It simply gives you clarity.

One thing I've learnt after years of sitting around kitchen tables with Capricorn Coast homeowners is that people often underestimate how much their position has changed.
They remember what they paid.
They remember what the house down the road sold for a few years ago.
But they don't always know what today's buyers are prepared to pay.
And despite some commentary about more property coming onto the market, our local supply remains considerably lower than it was two years ago, when we already regarded conditions as hot.
That's an important piece of context.
The market isn't the frenzy it was at its tightest point, and that's probably healthy.
