There is never a shortage of reasons to wait.

More people are choosing to live here

Livingstone Shire’s estimated population reached 43,668 people in June 2025, growing by 2.09% in a single year.

That is around 895 additional residents in twelve months.

At the same time, the latest Livingstone Shire building approval data shows 284 residential dwellings approved in 2025–26.

An approval is not the same as a completed home, of course, but together those numbers help explain why supply and demand remains such an important long-term driver of our local property market.

Independent valuers are still seeing growth

Herron Todd White’s May 2026 Month in Review reported that the Livingstone Shire median house price increased from $770,000 in March 2025 to $885,500 in March 2026.

That is approximately 15% growth over twelve months.

Importantly, Herron Todd White described the Capricorn Coast as continuing to experience growth at a more sustainable rate.

That does not mean every property will rise every year, or that every part of the market will perform the same way.

But it does show that the longer-term local property story remains resilient.

Buyers are still choosing the Capricorn Coast

One of the trends we continue to see is buyers coming from outside the region, buyers with strong equity positions, and people who have been watching the Capricorn Coast for some time before deciding to make the move.

And it is easy to understand why.

The Capricorn Coast offers something that is becoming harder to find elsewhere — lifestyle, space, natural beauty and community, without giving up access to important services and amenities.

From Yeppoon through Lammermoor, Mulambin, Kinka Beach, Emu Park and Zilzie, we are surrounded by beaches, islands, boating, fishing, walking tracks, outdoor living and some of the most beautiful winter weather in Queensland.

Great Keppel Island sits just offshore.

The Southern Great Barrier Reef is on our doorstep.

The region is continuing to invest and evolve

There is also a lot happening across the broader region.

The Brian Dorey OAM Capricorn Coast Aquatic Centre has been completed at Cooee Bay.

Further visitor and infrastructure improvements are continuing on Great Keppel Island.

And one of the biggest long-term stories for Central Queensland is the 2032 Olympic and Paralympic Games.

Rockhampton has been confirmed to host rowing and canoe sprint events on the Fitzroy River, placing the wider region on the international stage.

That means increased exposure, infrastructure attention and investment across Central Queensland over the years ahead.

But buying a home is still personal

For all the data, statistics and market fundamentals, buying a home to live in is still an emotional decision.

It should feel a little bit like falling in love.

The right street.

The right outlook.

The kitchen you can imagine standing in every morning.

The backyard the kids might grow up in.

The beach walk you can picture becoming part of your routine.

There is a saying we really like:

Marry the house. Date the mortgage.

Interest rates can change.

Loans can be refinanced.

Circumstances can evolve.

But a great position, the right block, a beautiful outlook or a property that really suits your family can be much harder to replace.

Sometimes the better question is a five-year question
