Maximising your buyer competition, ensuring you have received the highest sale price possible in the shortest amount of time. We are still getting fantastic results in the changing market and still selling our properties for amazing prices in short periods of time, in fact, our average days on market is an average of 18 days.

 

So how are we doing it? It is by creating a campaign to build competition, there is so many different ways that we can sell a house such as an off-market sale but I know you will not get the highest possible price for what it is worth or we can absolutely do an auction. As said there are many different ways to sell a house but if I were to sell my house today, I would do the absolute most to create as much buyer competition as possible so I knew I was getting the highest possible price for it.

 

How do we do that? First off, you need amazing imagery, perfect photos that really tell a story about your home to put it in the best light possible. So, let’s think about when you are scrolling through RealEstate.com, Domain or our website you usually scroll quite quickly. We need to make sure that the first photo needs to create an amazing first impression and grab to potential buyers’ attention instantly following with fantastic digital marketing. So generally speaking over half of our buyers are non-local, however, in the last month of August, 100% of our buyers were non-local which is pretty interesting.

 

What does that mean? This means that we need to make sure that we are targeting non-local buyers and think about where they are coming from as well as what they are looking for in a property. For example, most of our buyers are coming from south-east Queensland mainly the Sunshine Coast as well as buyers from out West so what is needed is a targeted campaign to lure these buyers in.

 

Targeted social media and an agent who understands what is actually going on in the market and using it to their advantage. RealEstate.com and Domain can be used with the premiere adds and platinum listings, were they are bigger and can be found under Yeppoon and the greater region. Remembering that if you have an out of town buyer, they are less likely to search by suburbs but are more likely to only know of ‘Yeppoon’ or ‘Capricorn Coast’ so we need to ensure that we are making it easy for them to find.

 

You then need to make sure your setting the expectations with clients correctly or with the buyers when you are meeting with them. It’s a whole negotiation process which really starts from the first for of contact you have with that buyer, so ideally you want to create a campaign to build competition when your selling your home but sometimes the aim doesn’t always happen. The aim is to head to multiple listings scenarios and for a seller that’s the best outcome to have the most amount of offers to choose from.
