Land vs housing prices on the Capricorn Coast

Local land sales and values on the Capricorn Coast have remained stable over the past 12 months with 170 blocks of land sold since November 2022. And an average sale price of $262,294 for Spring so far.

In the 2022-2023 financial year there have been 196 building approvals for houses from Livingstone Shire Council.

There are currently 236 available land allotments for sale on the Capricorn Coast, this is likely due to the increase in building costs, council and interest rates influencing land owners. Due to those factors, general land prices haven’t increased like houses have in the area.

 

Currently on the Capricorn Coast there is 168 houses available for sale, as stock remains low compared to current buyer demand. The Coast has had 677 houses sold in the past 12 months, with an average sale price of $649,695 for Spring so far.

Forecasted population growth on the Coast suggests we need a lot more development to keep up with supply and demand.

 

@ Real Estate has sold 17 blocks of land over the past 12 months with our average sale price being $243,035 and an average of 82 days on market.

35% of our buyers were cash and 64% of land allotments selling for list price or above.
